Before a buyer’s agent enters a property, a listing team may want to confirm that the agent has an active real estate license. A license number on a showing request is a useful starting point, but the number alone does not tell you whether the license is current—or whether it belongs to the person submitting the request.
What is real estate agent license verification?
License verification means checking a person’s license against licensing records for the relevant jurisdiction. For a property showing, the useful questions are specific: does the record match the submitted state and license number, does the name match, is the license active, and does it remain valid for the requested appointment date?
It is important to distinguish a record match from an active license. A database can find a license that is expired, inactive, suspended, or revoked. A successful lookup must not automatically mean that a showing should be approved.
How “Require active license” works in Instashowing Premium
On supported listings, the listing team can enable Require active license in the property’s showing settings. The requesting agent enters their license number and their name as recorded on the license. The check uses the property’s state.
- The showing request is received. It is held for verification rather than immediately confirmed.
- The license is checked in the background. Instashowing uses RELD licensing data to evaluate the license record, status, expiration, name match, and source freshness.
- A successful check returns the request to the normal booking flow. An auto-approval listing can proceed; a listing that requires approval still requires it.
- An uncertain result stays unconfirmed. Missing records, conflicting details, stale data, and service failures do not silently become approved appointments.
Agents can view the verification status on their request page. A failed check is not a judgment about the person: a typo, a name variation, a recently renewed license, or an incomplete data source may need review.
What happens if the license-checking service is unavailable?
A provider outage should not turn a license requirement into an optional step. Instashowing holds the request while eligible temporary failures are retried. If the check cannot be completed, the request remains unconfirmed and needs attention. Listing teams should not share access instructions for an unconfirmed request.
How current is the license data?
Licensing databases refresh on different schedules. A lookup is not necessarily a live query to a state regulator. Instashowing considers the source’s verification timestamp as well as when it performed the lookup. A recent response containing old source data is not the same as a freshly checked state record.
Coverage and record availability vary by jurisdiction. Consult RELD’s coverage information for its published scope. For a disputed or recently changed record, the relevant state regulator is the place to verify the underlying license.
Does an active license check verify someone’s identity?
No. Checking licensing records does not prove that the person making a request owns the license. Someone could submit another agent’s public details. MLS-authenticated accounts, trusted brokerage contact information, and a listing team’s own procedures can provide additional checks. Instashowing’s active-license requirement is not a background check or a guarantee of identity or property safety.
When is this useful?
It is useful for listing agents, brokerages, and property managers who accept agent-accompanied showing requests and want an explicit license-status requirement before those requests move forward. It is not intended for a listing that welcomes unrepresented buyers without an agent: enabling the requirement means those requesters cannot pass this particular check.

Does a passed license check automatically approve the showing?
Only if the listing already uses automatic approval. Other listing approval rules remain in place.
Can I turn it on for selected listings?
Yes. The requirement is a property-level setting. Changing it applies to new requests; existing requests keep their original requirement.
What if the license is valid but the check cannot confirm it?
Check the submitted license number and legal name, then contact the listing agent. The request should stay unconfirmed while the discrepancy is resolved.
Is this included in Premium?
The active-license requirement is a Premium feature, subject to supported jurisdiction coverage and verification availability.
